Right Structure
Every property and seller situation is different. We'll help you choose the auction structure that best aligns with your goals, timeline, and risk tolerance. Most of our auctions use the "Subject To" format, which gives sellers the final say on accepting the high bid.
Subject To
The auction is conducted subject to the owner's approval of the high bid. The seller reviews the final bid and has the right to accept or decline. This structure provides maximum flexibility while still creating competitive bidding dynamics.
Reserve Auction
A minimum acceptable price (the reserve) is set prior to the auction. If bidding does not meet the reserve, the seller is not obligated to sell. The reserve is typically kept confidential to encourage open bidding.
Absolute Auction
The property sells to the highest bidder, regardless of price. No minimum, no reserve. Absolute auctions typically generate the highest level of buyer interest and participation because bidders know the property will sell.
